Founded in 2018 with a clear conviction: that accredited investors and essential workers both deserve better than what the market was offering them.
GLH Capital is a vertically integrated real estate investment and development firm headquartered in La Jolla, California. The firm raises capital from accredited investors through a Regulation D 506(c) private placement and deploys it across a diversified portfolio of fix-and-flip, new construction, multifamily, and rent-to-own projects in seven active states.
The portfolio spans over $45M in acquired real estate, more than $35M in land under management, 90 doors, and 300+ completed transactions. Municipal and nonprofit partnerships open deal flow most private operators cannot access, including contracts to develop over 2,000 homes and approved TIF funding already in distribution on a Michigan mixed-use project.
The flip operation funds the patience that development requires. Consistent short-cycle income creates the capacity to absorb the longer timelines that municipal, affordable, and workforce housing projects demand. That is a deliberate structure, not a constraint.
GLH operates across four deal types simultaneously so no single strategy, market, or timeline governs fund performance. Fix-and-flip generates consistent short-cycle income. New construction and multifamily build long-term asset value. Rent-to-own creates a homeownership pathway for essential workers who qualify on income but cannot clear today's down payment barrier.
Municipal and nonprofit partnerships give GLH access to deal flow that most private operators never see. The firm has secured development contracts with cities, built relationships with modular construction partners in Ohio, and maintains stabilized multifamily holdings in California that generate measurable net operating income each quarter.
Karl Gorman has maintained approximately $4.5 million of his own capital invested in the fund throughout its operation. That is not a footnote. It is a statement of conviction about what GLH Capital is and how it is run.
Investors are not simply allocating capital into a real estate fund. They are participating in a solution to a housing crisis that affects teachers, nurses, first responders, and essential workers who show up every day for their communities and deserve housing that reflects that.
The GLH Capital team spans investor relations, operations, advisory, governance, and technology. Every role exists to serve one outcome: a well-run fund that delivers for investors and creates housing that communities need.

Karl founded GLH Capital in 2018 after more than 20 years in employee benefits and institutional finance. A Western Michigan University graduate with dual degrees in Sales and Business Marketing and Finance, he built the firm around a conviction that accredited investors and working-class communities were both being underserved by the market. Under his leadership, GLH has completed 300+ transactions, acquired over $45M in real estate, and secured municipal contracts to develop thousands of workforce housing units across seven states. Karl has kept approximately $4.5 million of his own capital invested in the fund throughout its operation. That alignment of interest is intentional.
